Dave Lambert
Head of Sales and Operations
Dave Lambert is the founder of Hollywood Services and brings more than 35 years of experience in landscaping, snow removal, and year-round mountain property services.
Since founding Hollywood Services in 1992, Dave has built enduring relationships with homeowners, HOAs, contractors, commercial properties, and community clients throughout the Vail Valley. His extensive local knowledge allows him to understand the unique scheduling, staffing, weather, and operational challenges involved in caring for mountain properties.
Dave's experience includes landscape estimating, contract management, project scheduling, crew coordination, customer service, vendor management, and oversight of seasonal and year-round field operations. He has spent decades working directly with customers, contractors, and crews to ensure projects are properly planned, staffed, and completed.
At Fortress, Dave leads sales and operational execution while helping preserve the trusted relationships, local knowledge, and service standards that have defined Hollywood Services for decades.
Luke Unruh
Head of Business Development
Born and raised in Summit County, Luke Unruh brings lifelong local knowledge and an insider's understanding of the mountain property and rental markets. His deep community roots and trusted relationships with homeowners, HOA boards, property managers, contractors, and local partners make him a valuable resource for understanding what works in Copper Mountain and throughout the surrounding communities.
Luke combines local insight with professional community-association expertise. He holds the Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS), and Certified Pool Operator (CPO) credentials — demonstrating specialized knowledge in HOA management, property operations, amenity oversight, and responsive client service.
As Head of Business Development, Luke builds strategic relationships, identifies new opportunities, and helps clients develop practical service solutions tailored to the demands of mountain properties. His approachable style, extensive local network, and commitment to long-term relationships help Fortress grow while maintaining the personal service and community connection that distinguish the company.
Sunshine Fister
Head of Finance and Administration
Sunshine Fister brings more than 20 years of professional experience in finance, risk management, internal controls, compliance, fraud prevention, and process improvement.
Her career includes leadership and professional roles with Ernst & Young, Uber, U.S. Bank, Transamerica, and UnitedHealth Group. She has worked with organizations ranging from growing businesses to large public companies, helping strengthen financial processes, improve accountability, manage risk, and support responsible growth.
Sunshine is a Certified Public Accountant, Certified Internal Auditor, Certified Fraud Examiner, Forensic CPA, Certified Information Systems Auditor, and Certified Manager of Community Associations. At Fortress, she oversees finance, administration, internal systems, controls, and long-term business planning.
Her disciplined approach helps ensure that Fortress operates with transparency, consistency, and sound financial stewardship while continuing to improve its systems and expand its capabilities.
Dave, Luke, and Sunshine bring complementary strengths to Fortress. Dave provides deep local knowledge, field experience, operational leadership, and long-standing customer relationships. Luke brings lifelong community roots, business development, and specialized HOA and community-association expertise. Sunshine provides financial discipline, scalable systems, strong controls, and strategic oversight.
