Residential Services

Reliable outdoor and seasonal services designed for mountain homes, second homes, and residential communities.

Residential Property Care

Built around how mountain homes actually get used

A home at 8,000 feet is not maintained the way a home on the Front Range is. The growing season is short, snow has to go somewhere, irrigation has to come out before the first hard freeze, and a good share of the homes we look after are second homes that sit empty for weeks at a time. That changes what needs doing and when it needs to happen.

Fortress covers the outdoor and seasonal work for homes, second homes, and residential communities across Eagle and Summit Counties — snow removal and firewood through the winter, landscaping, irrigation, and grounds care through the summer. It is the same crews year-round, which means whoever clears your driveway in February is working from the same knowledge of your property as the crew that starts the irrigation in May.

Behind that is more than 35 years of local experience through Hollywood Services, now combined with Fortress’s scheduling, communication, and contract management.

Residential Services

Snow removal and firewood delivery each have a page of their own with fuller detail.

Snow Removal

Driveway, walkway, and entry clearing with service options based on property access, accumulation, and agreed priorities.

Mountain driveways bring their own problems: steep grades, narrow turnarounds, limited space to put the snow once it is moved, and second homes that need clearing whether or not anyone is there. We plan each property around those constraints before the season starts, so clearing follows a route and a set of priorities rather than being worked out mid-storm. De-icing and ice control are available where surfaces and access call for it.

Firewood Delivery

Seasonal cord and partial-cord firewood delivery, scheduled around property access and agreed timing.

Delivery is scheduled around how your property is actually reached, which matters on steep, narrow, or gated drives. Stacking can be included in the quoted scope, and you get clear information on wood species, moisture, and how the quantity is measured before you buy, so a cord means a cord.

Landscape Construction & Hardscaping

Outdoor improvements including planting, grading, drainage, patios, walkways, retaining features, and other durable site enhancements.

Work is planned around the realities of building at altitude: a short growing season, snowmelt and runoff, where snow gets stored in winter, and wildlife pressure on new planting. That shapes material choices, grading, and drainage, so the result holds up through freeze-thaw cycles instead of needing rework in a season or two. Newly built homes have their own requirements, which we handle at community scale.

Water Feature Installation

Ponds, waterfalls, and decorative water features planned to complement the property and local landscape.

Placement, scale, and materials are chosen to suit the site and the surrounding landscape, with practical questions such as access, power, and winter shutdown settled during planning rather than after the build.

Water Feature Maintenance

Seasonal startup, cleaning, inspection, troubleshooting, and winter preparation to keep water features functioning properly.

Covers spring startup, cleaning through the season, inspection of pumps and plumbing, troubleshooting when something stops working, and winter preparation. Getting the shutdown right is what protects the equipment through a mountain winter.

Irrigation Repair

System inspection and repair for leaks, damaged heads, zones, controllers, coverage issues, startup, and winterization needs.

Includes spring startup and inspection, troubleshooting of zones, valves, sprinkler heads, and controllers, coverage adjustments, leak identification, and fall blowout. Where a repair calls for a specialty trade, we coordinate it rather than leaving you to arrange it.

Native Mowing

Managed mowing for native grass, open areas, and larger residential properties, scheduled around site and seasonal conditions.

Suited to larger lots and open ground where a standard lawn schedule does not apply. Timing follows growth and site conditions through the season, and keeping native grass managed near structures also matters for defensible space.

Christmas Light Installation

Seasonal lighting planning, installation, maintenance, takedown, and storage options based on approved scope.

Planning, installation, upkeep during the season, takedown, and storage options. Installation is planned around roof access, electrical capacity, and winter weather, which is what keeps it safe to service once there is snow and ice on the building.

Working With Us

What to expect

Service starts with a look at the property itself — access, grades, where snow can be stored, what the landscape needs, and which areas matter most to you. That review is what a scope and schedule get built from, so the plan reflects your property rather than a generic package.

Recurring, seasonal, and one-time work are all available. Seasonal services such as snow removal and irrigation winterization are planned ahead of the season rather than arranged once conditions have already turned. Where work falls outside what we handle directly, we coordinate the specialty trade instead of handing the problem back to you.

Ready for every season.
